The process
How an inspection unfolds
From the quote request to the follow-up conversation, here is each of the steps and what is expected of you at each one.
Get your price in under 5 minutes
The form asks you a series of questions so that you can get a personalized quote based on the characteristics of your building. Once the information has been provided, the amount is shown itemised — base price, applicable surcharges and taxes. You can go back at any point, and no payment is asked for at this stage.
We plan the inspection with you
Once the quote has been accepted, it is sent to us so that we can get in touch with you to agree on a date and a time that suit you, confirm the access needed for the inspection and send you the service agreement.
We carry out the inspection on site
You are welcome to be present at the inspection, so that you can ask your questions as the visit goes along and better understand the observations made on the building. The inspection is carried out in accordance with standard BNQ 3009-500 and covers the observable systems and components, subject to the conditions and limitations present at the time of the visit. In the context of a real estate transaction, a certificate of completion is also filled out and signed at the end of the inspection.
Receive your report within the agreed turnaround
Following the inspection, you receive a digital report setting out the observations made, together with relevant photographs and the applicable recommendations. A follow-up conversation is also included, to answer your questions about the observations recorded in the report.
Do you need to be there for the inspection?
Your presence is not required, but it is recommended. Attending the inspection lets you see certain observations directly, ask your questions as the visit goes along and better understand the information that will be recorded in the report.
If you cannot be present, the inspection can still go ahead, provided the access needed to the building and to the components to be inspected is available. You will then receive your report, and you can contact us for clarification on the observations recorded in it.

How to prepare for the visit
A few details make the inspection easier and keep a component from staying out of reach — and therefore uninspected.
- Clear the way to the electrical panel, the furnace and the water heater
- Free up the access hatch to the attic and the crawl space
- Arrange for the water, the electricity and the heating to be running
- Clear the perimeter of the building as much as possible
- Plan for pets to be present or kept away
- Gather whatever documents you have on work already carried out
What the report contains
The report is digital and comes with photographs documenting the observations made during the inspection.
It sets out the systems, components and appliances inspected, along with the apparent defects, indications of deficiency or risks to safety or physical integrity noted at the time of the inspection. Recommendations are made where the situation warrants them, in particular where a further check by a qualified person is recommended.
The report also states the limitations encountered at the time of the inspection, where a component or a part of the building could not be observed owing, among other things, to its inaccessibility, to the conditions present, or to materials or elements that stood in the way of observing it.
In accordance with standard BNQ 3009-500
Inspections are carried out in accordance with standard BNQ 3009-500, which governs the practice of residential building inspection in Québec: what has to be examined, what is excluded, and what the report has to contain.
